Responsible for recruitment, performance management, and developmental activities. * Establish and maintain relationships with external service providers on a global basis to provide high quality support of the real estate operations. * Manage the relationship with the landlords to ensure compliance with agreement, adherence to policies and standards, and maximization of cost saving opportunities. * Create and maintain an annual budget for Corporate Real Estate Services and all operating facilities and report on actual vs. budget results. Develop performance metrics and analytical tools that effectively measure the state of operations of each of the facilities. * Ensure compliance with all applicable laws, regulations and regulatory guidelines. * Manage facility access control systems and ensure company physical security policies and procedures are adhered to. * Ensure emergency preparedness, health safety regulations and standard evacuation plans are accurate and up-to-date. Responsibilities ESSENTIAL DUTIES & RESPONSIBILITIES: Proposals/RFPs * Develops written responses to proposal/bid requests for ERT products and services * Coordinates with sales team to complete preliminary pricing estimates * Coordinates activities of various cross functional groups, including members of sales and senior management teams, in support of ERT proposals and to develop pricing efficiencies for competitive bids * Secures approvals and feedback from legal and finance departments, as required * Archives submitted proposals/pricings * Tracks various metrics related from submitted proposals to support management reporting needs Contracts * Reviews Statement of Work documents to ensure consistency with pricing and proposal * Reviews all project Change Orders to ensure consistency with company policies/pricing OTHER DUTIES & RESPONSIBILITIES: Support sales account teams in business-generating efforts, as needed Provides other support and take on other responsibilities as defined by team lead or team management. Performs other duties, assignments or special projects as needed. Qualifications QUALIFICATIONS AND SKILLS NEEDED: Pursuit of Bachelors degree in business, communications, finance, marketing, English, or a closely related field is strongly preferred. However, any equivalent combination of education and experience sufficient to perform job duties may be considered. Entry level experience in sales. Experience in a fast paced, multi-task environment; ability to work independently and under pressure. Exceptional computer skills (MS office suite minimum). Exceptional organizational skills. Excellent personal interaction skills, professional telephone and client interaction skills. Excellent judgment, attention to detail, communication and customer skills plus the ability to work as part of a team as well as individual contributor. POSITION DESCRIPTION: National retail development firm seeking individual or small firm as an independent contractor/site surveyor to prepare existing condition drawings and gather as-built documentation in AutoCAD format for commercial and retail buildings. The Site Surveyor will work with our Project Managers and team in the Los Angeles office for project assignments, schedule, and general requirements. Candidate will be provided training on Menemsha's as-build survey processes and technologies. ESSENTIAL DUTIES/RESPONSIBILITIES: * Conduct site surveys and collect as-built data. * Produce project-specific as-built drawings as scheduled. * Proficient in basic construction methodology. * Proficient in identification and documentation of typical commercial mechanical, electric and plumbing systems. * Ability to read construction documents. * Provide quality deliverables (survey data) in the format and distribution method identified by project lead. * Ability to follow directions, understand project scope, maintain project schedule and complete designated phase of work on time and within budget established. * Flexible schedule required for project duration. * Ability to travel extensively during project duration is a plus REQUIREMENTS: * Attend training as scheduled. * College degree or equivalent professional experience preferred. * 3+ years AutoCAD experience preferred. * Site survey and development experience required. * Experience drafting architectural construction documents. * Knowledge and proficient use of current site survey technologies * Familiarity of basic construction knowledge, pre-construction services, architectural and MEP trades. * Must invest in your own field survey equipment, i.e. laser measuring device, tape measure, laptop computer with internet connectivity, AutoCAD compatible software, and digital camera with minimum 10 mp resolution. * Must have cell phone. * Candidate must possess excellent verbal and written communication skills. * Preferred candidate will have strong work ethic, be diligent, and self-motivated. * Must meet independent contractor requirements. * Must provide proof of auto insurance. * Valid drivers license required and clean driving record. * Must invest in your own field survey equipment, i.e. laser measuring device, tape measure, laptop computer with internet connectivity, AutoCAD software, and Ricoh Theta 360 panorama camera. .
